Sayris Capital, established in 2019 in Singapore, is Asia’s leading private investment firm, which focuses on driving a sustainable global Food & Medicine ecosystem. It was founded by a group of sustainability enthusiasts, keen on establishing a thematic and operational approach to sustainability investment. 

At the risk of oversimplification, Sayris Capital’s goal is to bring forward the fourth industrial revolution and empower individuals and businesses to revolutionize the future of food, health, and healthcare with climate-conscious solutions. Its co-founders, Daniel Rajesh and Haryanto Soemito, are both entrepreneurs, investment veterans and sustainability thought leaders. 

Daniel has held multiple leadership positions in his career, including stints at Procter & Gamble and Autodesk.  He is also an active proponent for climate action, speaking at multiple sustainability investment and life sciences events around the world.  Meanwhile, Haryanto brings to the table over a decade’s worth of investment venture building experience. He was previously a venture partner of a boutique Greentech venture capital in Indonesia, focusing on smart city solutions. His commitment to climate action began after losing his mother and best friend to cancer. It was a turning point in his life that shifted his mandate to improving the food and medical ecosystem for the current and future generations.

To find out a little more about the work Sayris Capital is doing, we caught up with  Daniel and Haryanto for a quick chat. Here, they shed light on the company’s mission and how they’re setting about it.

Can you tell us about Sayris Capital and the structure of the funds you are managing?

Sayris Capital was incorporated in British Virgin Island, regulated by UK law, and formed from a deep insight into climate change and environmental challenges that humanity is facing today. Prior to Sayris, we [Daniel and Haryanto] were building solar farms across South East Asia while understanding the economics of renewable energy. Our collective insight on environmental awareness in the space and the nurtured investor and government relationships led us to build Sayris.

Sayris was inspired by the Greek Goddess of Agriculture, Ceres, to empower climate action through capital and innovation, starting by solving one global crisis at a time. In this journey, we have discovered numerous lucrative impact investment options for investors while contributing positively to people and the planet.

The fund structure Sayris chose is the Hong Kong Limited Partnership Fund (LPF), arguably the most attractive fund structure recently launched less than a year ago. LPF features domicile flexibility and legal protections that are comparable to those found in other jurisdictions, such as Delaware and the Cayman Islands.

While the fund’s focus is on Agritech,  we have deep-dived into the alternative protein and plant-based sector that has shown significant impact on the climate with impressive returns from our track records.

What are the key propositions of Sayris Capital? How innovative is your vision in the agriculture & medical fields?

Our aim is to be one of the first ESG-compliant plant-based Agritech and Medtech investment companies in the Asia-Pacific region. We are tackling global critical problems such as deforestation, irresponsible animal agriculture, food supply crisis & opioid crisis with simple climate-conscious, nature-based solutions.

Innovation is in our DNA. With our investments, we empower tech-led companies that conduct deep research & development on sustainable products and solutions. We also focus on investments in sustainable products and solutions offered that embrace carbon neutral/negative concepts.

You are persistent about the prospects of AgriTech & MedTech, which numbers and research papers would you say sustain your vision?

By 2050, the world’s population will reach an estimated 10 billion people. The new generation of consumers will need to be climate-friendly with healthy and sustainable diets. Alternative proteins are gaining popularity and becoming mainstream, with high retention rates. Plant-based and alternative proteins are becoming more cost-effective than animal meat as a result of technological advancements.

We have seen the likes of Credit Suisse, Bloomberg Intelligence, and more backing the prospects of this field. According to Credit Suisse, the size of the alternative meat and dairy market is estimated to reach USD $1.4 trillion by 2050, given the current growth rate. Similarly, Bloomberg Intelligence in their report “Plant-Based Foods Poised for Explosive Growth” predicts the market to soar to USD $162 billion by 2030. We have seen AgriTech startups raise USD $30 billion in funding in 2020 and USD $24 billion in just the 1st half of 2021 which is a testament to the year-on-year growth potential the market expects from this space.

While the Covid-19 pandemic disrupted the food production and supply chain, there has been a paradigm shift in consumption habits away from traditionally consumed meat and towards plant-based alternative proteins. We saw retail sales of meat alternatives in APAC rise to an estimated USD $1 billion in 2020, with 83 per cent of consumers identifying protein as the most important ingredient in any meal. The innovations in the field of alternative proteins are very promising and the market trends that we are seeing today are backed by strong research data. This, thereby, reinforces our vision for Sayris Capital.

You state “The goal is to be able to invest in companies that provide sustainable products and solutions that help in generating income for investors while adding value to the society as a whole”, tell us more about the concept of Impact Investing?

Our framework for the evaluation of a sustainable company goes through a rigorous due diligence process. Basic environmental health & safety, natural resource preservation and management, social issues, and corporate governance standards must be met. Other metrics include diversity in management teams, sustainable vendor strategies, and proactive investment of resources into R&D. 

We also evaluate planet-specific impact GP metrics such as carbon footprint, green elements of a company’s business model, GHG estimates, water use, and carbon emission reduction. People-specific impact metrics will include the number of patients treated, job creation, and employability. There is no shortcut in these evaluations. A holistic approach is needed to empower the companies that align with our principles and values.

How do you define “Sustainability”? How innovative are the vision and the measurement tools you have put in place?

Sustainability starts from the individual and extends further to family and business or work. We start with actions as simple as recycling, reusing, or upcycling existing products, the conscientious purchasing of environmentally friendly products, and consuming sustainably sourced food.

Regarding our innovative vision, we recently mandated that the LFCA-initiated “Sustainability Clause” will be incorporated into both default term sheets and shareholder agreements to analyse carbon emissions and ESG strategies that align with the United Nations’ Principles for Responsible Investment (PRI). This is a public pledge to include ESG factors in investment decision-making and active ownership. 

Some examples of metrics are social or green elements of business models, job creation, workers’ welfare and safety, and water use.

Through our fund admin, we incorporated measurement tools, such as SFDR (Sustainable Finance Disclosure Regulation), to measure our ESG metrics and ensure responsible ESG reporting to avoid greenwashing.

Tell us more about your interest in plant-based techniques and for some of the most innovative start-ups growing fast across the globe?

Precision Fermentation is one of our areas of interest. It uses microbial hosts as “factories” where cells can manufacture precise chemicals to improve the sensory and functional attributes of plant-based or cell-based goods. This method is used to manufacture Impossible Foods’ heme protein, which is the component that gives its plant-based burgers their famous iron-rich texture.

While Precision Fermentation may appear to be a novel technique, it has been around for quite some time. Previously, rennet from a calf’s stomach was required to curdle milk for dairy cheese production by separating the whey from casein, but animal rights activists put pressure on manufacturers to avoid animal cruelty.

At the same time, animal rennet became more expensive. Scientists subsequently used Precision Fermentation technology to synthesise rennet in microorganisms, resulting in the development of non-animal rennet. In terms of medicines, insulin for diabetes was previously extracted from the stomachs of pigs, but through Precision Fermentation, it was safely synthesised without causing animal suffering.

Fermentation, according to global alternative protein specialists and food industry stakeholders, is “critical” to the advancement of alternative protein solutions in the face of climate change, increased food shortages, supply chain disruptions, and health problems.

We have a unique team, which has over 50 years of experience in capital markets, consumer goods, and food supply chain. Our access to capital and deal flow is across the globe, from San Francisco to Israel and Singapore. 

Our decision-making process is a strategy that blends both financial and global insights with industry, brands, and data through a wide network of Public Listed companies. In addition, our data analytics helps us stand out from the regional players. We are a highly specialised fund with strategic business development and geographical expansion value-add for our partners. 

How strong is your team of advisers? How do you select projects in which you invest?

We have an excellent team of advisors with over 50 years’ worth of expertise collectively in capital markets, AgriTech and Medtech. This enables us to source for deals effectively across the globe with support with clarity to support our vision.

Our team of advisors includes Carol Pepper who leads Pepper International and Yip Hon Mun, who is a private investor and CIO of Noroo Holdings Singapore. Both have extensive experience in the wealth and private client asset management industry and are active investors and advisors in the alternative protein space.

Regarding project selection, we have a rigorous process of deal sourcing, selection, value creation, and exit strategy before we choose our investee companies. The breadth of our deal sourcing comes from a global network of syndicates, accelerators and business networks in partnership with fund managers in the industry gives us access to over 1000s of deals filtered to qualified 20 companies to capital placements. 

How would you define your investor network? How successful have you been at fundraisings? What kind of family offices and private investors should approach you?

We have access to investors from Hong Kong, Singapore, Dubai, San Francisco, and New York predominantly. In the past year, we have raised over USD25 million to be deployed in the alternative protein space. Following our initial thesis, we are launching this fund with more of the same deals and growing with the ecosystem as investors have seen over 85% uplift in value within the year. 

An ideal investor for us would be one that is an enlightened investor with a passion to multiply assets on  ESG compliant planet- and people-based investments. We are on the hunt for a sophisticated investor or one that is seeking to be more sophisticated in their investment approach as our exclusive deal flows are available only to partners who have similar principles or long-term growth strategies with the emerging climate-conscious companies.

You are now raising more funds from investors. Where do you see Sayris Capital in three years?

We envision ourselves as one of the leading climate action funds in Asia with focus areas in Alternative Protein, the Carbon Credits market, and Botanical Wellness. 

We are constantly in conversation with policymakers globally to enable innovation and technology to bring wellness to our communities. We are committed to being the voice that democratises technology and capital from the West to the East and vice versa.

A decade has passed since Art Works’ inception and the gallery is growing even stronger than ever before.

The global art market has seen growth in the past few months. While certain sectors such as the food and beverage industry are slowly recovering from the adverse effects of the pandemic, demand for art has been on the rise. Troy Sadler, Managing Director of Art Works Group, a Singapore-based art gallery and boutique advisory firm is optimistic about the outlook for the art market in Singapore.

One of the reasons why an uptick in demand has been observed could be the increased amount of time people are now spending at home. This provides the opportunity for many to take the opportunity to spruce up the space they now work and live in. And art is a great way for homeowners to express themselves and elevate their abode.

Art Works is a company that aims to help these homeowners achieve their goals. With social distancing still a mainstay in our community, the firm has launched an online gallery earlier this March. Pivoting towards the digital landscape has become an important part of today’s business model and a highly traditional market, like art, has to adapt to the new norm. The online gallery features contemporary art, fine arts and investment-grade pieces in a highly curated collection.

“Clients can come in and buy artwork for their homes. The works we deal in are 99% contemporary and oil-on-canvas paintings,” Sadler says. “We carry a range of international artists across Europe, the US and Asia.”

More than just a business model, the aim of the online gallery is to make art more accessible for everyone and the process of buying art less intimidating. There is a longstanding notion that art is reserved for the elites and is used as a status symbol. However, with art intersecting with popular culture and becoming a part of everyday life, the age-old belief has faded away.

Sadler’s journey towards becoming a veteran in the art scene is an interesting one. His first dabble into the art market came from his interactions with artists, actors and filmmakers while he was coaching tennis in East Hamptons, New York. Clients at the club he was working for include Robert Downey Sr, Robert De Niro, Eric Fischl and Ralph Gibson. They would have conversations about art and this piqued the interest of Sadler.

He would ask if he could visit art exhibitions and see what’s happening behind the scenes. Those years at the various studios helped Sadler form an understanding of how the art market functioned and that sparked his interest in alternative class assets.

In 2006, Sadler moved to Hong Kong where he set up Platinum Wines and Spirits — alcohol is also a type of alternative asset class that has gain popularity in recent years — then six years later, in 2012, he founded Blue Sky Artists. This company represents international artists and supplies their artwork to various galleries and dealers across the Asia Pacific. It was here that Sadler dived full-time into the art market.

While Sadler was dealing with artists, galleries and dealers, he got to know the owner of Art Works and decided to buy out the firm. Art Works was incorporated in 2011 and under his leadership, it has grown steadily throughout the years. More artists have picked Art Works to represent them in this region and this includes both emerging and mid-career artists from a range of nationalities. This includes innovative artists in 2021 such as Lincoln Townley, Danny Minnick, Igor Dobrowolski, Ma Dongmin and John Paul Fauves.

It would be an understatement to say that last year was horrible because the pandemic has screeched the economy to a halt and many industries suffered as a result. Art Works was not spared from the malice of Covid-19. Physical restrictions meant less footfall to the gallery and buying pieces online was still a novel concept for many art collectors. Sales in 2020 plummeted despite citing healthy growth between 2017 to 2019. Sadler and his team persevered and the silver lining to all this was the introduction of the online gallery, as mentioned earlier.

Sadler is proud that the gallery managed to hit S$1 million worth of sales in August last month even though the economy is still recovering. Sharing more about what he has observed over the past few months, Sadler says that Singaporeans buyers now compose 50 per cent of the sales as compared to 30 per cent previously. On the topic of digitalisation, the proliferation of Non-Fungible Tokens (NFTs) has been all the rage recently and when asked how this will affect the physical art market, Sadler says he welcomes this new form of “art”. He feels that it will only help to grow the art market as a whole but will never truly replace physical art. He likens it to the divide between digital music and musical instruments; the former will never fully replace the latter. NFTs will never replace physical art but instead, Sadler sees them as complementary.

Sadler remains open-minded with the new developments within the digital sphere of art and is not dismissing the idea of NFTs completely. More research needs to be done to see how Art Works can plant itself within this booming area. Being one of the most forward-thinking art galleries in Singapore and the region, perhaps it won’t be long before the firm starts a new series of collaborations with artists to offer blockchain enthusiasts an avenue to own their favourite artist’s work.

The Macallan has launched Tales of The Macallan Volume I, the first in a new series of rare single malt Scotch whiskies.

The new series is a nod to The Macallan pioneers and their legacy of whisky-making, and Volume I pays homage to Captain John Grant. In 1700, Grant realised the potential of Easter Elchies Estate, which has been the home of The Macallan Distillery since 1824.

Crafted by Lead Whisky Maker Sarah Burgess, Tales of The Macallan Volume I is a single malt whisky distilled in 1950 and bottled in 2021. According to Burgess, the rare and exclusive whisky extends notes of wood spices, sweet wood smoke and antique oak, complemented by hints of ripe fruits and spices.

Tales of The Macallan Volume I also comes in a package that befits its distinguished status. The whisky is encased in a handcrafted crystal decanter, concealed in an Almanac book that recounts Captain John Grant’s remarkable story.

For the decanter, The Macallan collaborated with a long-standing partner and master French crystal maker Lalique. The exquisite glasswork is etched with an illustration done by renowned artist Andrew Davidson. It also features a bespoke transit stopper by artisan craftsmen J.C. Ribiero.

The book for Tales of The Macallan Volume I was created by traditional London-based bookbinders, Shepherds, Sangorski & Sutcliffe and Zaehnsdorf. The firm specialises in fine binding, restoration, and conservation of books. The Tales of The Macallan Volume I book is handcrafted with luxurious leather and 24 ct gold leaf.

As expected, Tales of The Macallan Volume I is highly limited, with only 350 decanters available worldwide. It carries a retail price of S$107,600 (US$80,147).

“Tales of The Macallan tells of remarkable individuals and an exceptional spirit, a story of The Macallan’s incredible pioneers,” Lead Whisky Maker Sarah Burgess said in a release. “Each of these people left their mark on The Macallan with their unique contribution and legacy alive in our brand’s DNA and in every drop of our whisky to this day.”

Gulfstream’s G700 aircraft had just set two transatlantic records for flying at 6,711 nautical miles nonstop at Mach 0.88 or 1,086 kilometres per hour, for 13 hours and 16 minutes. The aircraft took off from Savannah, Georgia to Doha, in Qatar.

It then set another record for flying from Doha to Paris, 2,935 nautical miles in six hours and 15 minutes, at an average speed of Mach 0.90 before returning back to its headquarters in Savannah. 

Powered by two Rolls-Royce Pearl 700 engines, the G700 is capable of flying 7,500 nautical miles and can carry up to 13 passengers. It also flew on low-emissions aviation fuel to comply with the original manufacturer’s sustainability commitment. 

The transatlantic flights were Gulfstream’s way of showing that the jet lives up to the hype it has attracted in 2019. And visiting the capital of Qatar is intentional as The Qatar Airways group has already placed an order to include the G700 into its fleet of business jets. The delivery of the first G700 aircraft will take place next year and it is priced at US$78 million.

Unveiling the G700 flagship aircraft at a press conference in Doha, Qatar Airways Group CEO Akbar Al Baker said, “Qatar Executive grew exponentially during the Covid-19 pandemic.”

“The average monthly block hours reserved grew by 76 per cent year-over-year and the booking enquiries increased by more than 100 per cent.” Despite growing concerns over the safety of travelling, business aviation remains resilient and demand for it is expected to remain strong.

The cabin is currently the largest in business aviation. With a length of 57 feet and 8-foot width, it provides ample and spacious seating and a “grand suite” in the back of the aircraft that serves as a bedroom. It also has an extra-large galley, 20 oval windows, and circadian lighting that helps reduce overall jetlag.

Paris-based rival, Dassault, announced its own long-range business jet this year, the Falcon 10X. These two, along with Bombadier’s Global 7500 will soon be competing in private aviation’s farthest, fastest, and most expensive category of business jets. Under the right conditions, the G700 can fly from London to Chile nonstop — an incredible feat in aviation.

Revealed earlier this year, the TAG Heuer Aquaracer collection gets a little more depth — and night vision — with the TAG Heuer Aquaracer Professional 300 Night Diver. We covered the new TAG Heuer Aquaracer collection earlier this year, and it was the subject of the cover story in WOW, but this is something new. Briefly, the TAG Heuer Night Diver is a full-black lume-drenched delight made for the world under 300 metres of water. 

The 43 mm Night Diver is a proper dive watch, but it also has plenty of charisma, as evidenced by the DLC-coated case, crown, bezel, caseback and clasp. The fully lumed dial adds a bit of flash in the guise of functional legibility — the dial glows green while the hands are filled with blue lume. The hour markers at 12, 3, 6 and 9 o’clock are also filled with green SuperLuminova, like the dial, while the octagonal markers are blacked out.

For a time-only timepiece with date, the TAG Heuer Night Diver is a lot of watch. The Aquaracer Professional 300 series is already quite flavorful, with the Tribute to Ref. 844 finding lots of fans. Like that watch, the Night Diver is full of quirky charm, this time in full 21st century mode. We saw it at the TAG Heuer offices in Singapore and can report that the lume is impressive, and needs to be seen in person as photographs do not do it justice — even the nice ones you see here from TAG Heuer. Needless to say, you absolutely need to see — and test — how this looks in the dark so bring a UV torchlight with you, if you can. The boutique will probably be able to sort you out but do not leave it to chance. 

This brings us to another important point. This is not a safe queen, as they say. In other words, if you buy this watch you better wear it. The real pleasure of having a high performance lumed-up watch is in seeing it change character in different lighting. It is not a gradual shift. It works wonders during presentations, for example, although you will have to be a bit mindful not to steal the show. 

In all other ways, the TAG Heuer Night Diver is just like a standard Aquaracer Professional 300 collection watch. It is powered by the automatic Calibre 5, protected by the scaphander-bearing 12-sided caseback. The bezel insert remains in black ceramic, with the steel structure itself covered by the DLC coating; the bezel shape remains in the same 12-sided shape.

Bobsleighing, Calgary

Calgary, Alberta, which is famous for its yearly stampede, hosted the Winter Olympics in 1988. Calgary Olympic Park continues to attract thrill-seekers who want to speed down its bobsleigh, luge and skeleton tracks.

Calgary Olympic Park includes bobsleigh runs with a qualified expert directing the cart as well as the more intense luge run, which sends people hurtling down the slick track at speeds of up to 60 km/h. If speed and excitement is what you’re after on your adventure holiday in Canada, bobsleighing is a must.

Trekking the West Coast Trail, Vancouver Island

 

 

 

The Canadian West Coast has some of the most beautiful scenery in the country.

The Pacific Rim National Park has thankfully conserved much of the landscape, including the famous West Coast Trail, a 75-kilometer (47-mile) hike through forests, bogs, up and down ladders, through rugged and sandy shoreline, and more. Accessing more challenging-to-reach places will require a brief boat journey or helicopter ride, but this adds to the sense of adventure.

The week-long trek is not for the faint of heart. It requires physical strength and stamina, so don’t take it lightly, because you will likely see few people on your walk. Everything you need, from supplies to meals, is carried on your back.

The West Coast Trail is open from May to September, and only allows 52 hikers per day.

EdgeWalk is known as the world’s highest full-circle, hands-free walk, and this activity requires visitors to walk on a 1.5 m wide ledge encircling the top of the Tower’s central pod — 356m or 1,168ft (116 stories) above the ground. 

EdgeWalk is both a terrifying and exhilarating experience, as participants walk around the 360-degree perimeter of the Tower while strapped to a track. Enjoy unrivaled views of Toronto by leaning back or over the side.

Staying at the Ice Hotel, Quebec

Sleeping in an ice hotel could be lovely and comforting, or it could be completely insane. Make your own decision by booking a room at the Quebec Ice Hotel. The Ice Hotel is rebuilt each year as the temperatures drop in January, and as every year passes, the design gets more and more opulent.

Start your adventure at the bar, like the rest of this freezing architectural wonder, which is made entirely of ice. Temperatures in the hotel vary between -3 and -5 degrees Celsius, but no one is ever cold.

The hotel invites guests to dip in the outdoor hot tubs and sauna before retiring for the night. Deep and restful sleep is guaranteed.

Bungee jumping, Nanaimo

Jumping 50m from a bridge with nothing but a long elastic cord linked to your ankle qualifies as “extreme”. Although Canada does not claim ownership of bungee jumping, it does have some excellent locations, including the famous WildPlay Elements Jump.

The WildPlay Elements Park in Nanaimo, British Columbia, encourages brave visitors to freefall 150 feet off a bridge, and brush up against the Nanaimo River before rebounding up and down. Nothing really screams ‘adventure holiday’ quite like a bungee jumping experience.

In February, visitors to Nanaimo who are on a budget will be interested to learn that WildPlay Nanaimo offers giant bungee jumping discounts, as part of a mental health fundraising and awareness event, benefiting the British Columbia Schizophrenia Society. You must, however, jump naked. There appears to be no scarcity of interested parties. Tickets for spectators are also available.

Riding rollercoasters at Wonderland’s Leviathan, Toronto

The country’s largest amusement park, Canada’s Wonderland in Toronto, Ontario, is home to this incredibly steep and narrow rollercoaster. Leviathan is Canada’s tallest and most exciting roller coaster, measuring 5,486 feet (1,672 m) long, 306 feet (93 m) tall, and reaching a high speed of 92 miles per hour (148 km/h).

The Leviathan’s engineering is sound, to be sure. There have been no accidents, and driving a car on a Canadian highway is far riskier than riding a rollercoaster at Canada’s Wonderland. Still, something about willingly boarding this skinny combination of steel and fibreglass, even for three and a half minutes, seems wrong.

But that’s a minority viewpoint — the rollercoaster’s wait is notoriously long, and some visitors ride it a dozen times per visit.

Surfing in the Bay of Fundy

This being 2010, stem-cell therapy was still experimental. I travelled to the Bahamas and had my own stem cells derived from fat tissue cultivated and injected into my heart wall. I began to recover. My heart function was still impaired, but I was no longer dying anytime soon.

 

The regeneration inspired me to switch careers and start making feature films. I became friends with Mel Gibson, which fortuitously led to my making Hacksaw Ridge. He directed the movie, which received two Academy Awards in 2017 and four other nominations including for Best Picture.

 

Mel treated his 92-year-old wheelchair-bound and suffering father with stem cells. If you don’t find my story compelling, I suggest you watch Mel’s interview on the Joe Rogan show on YouTube. Mel’s dad only passed away last year, at the age of 101.

 

MOVING TO THAILAND

I came to Thailand as an antidote to Hollywood, bought a yacht, began enjoying the almost ethereal lifestyle that entails and tried to figure out what to do with the rest of my life. As my parents were both incredibly successful, I lived under a big shadow. Making movies was amazing, but it still felt like a hobby. I wanted something more meaningful, something that could really change the quality of people’s lives.

More wealthy people are pursuing the apex of residential luxury — the resale market for penthouses in Singapore.

To think that a pandemic could be a serious threat to Singapore’s residential market — think shuttered show flats, loss of jobs, and the curtailment of discretionary consumption, it bucked the logic. In fact, prices of non-landed private residential properties (excluding Executive Condominiums) grew by 2.1per cent q-o-q (quarter-on-quarter) Q1 2021, the fourth quarter of increase from Q2 2020.

Based on Knight Frank’s Wealth Report 2021, the pandemic-led recession did not put a damper on super-rich spending. In fact, the number of Ultra-High-Net-Worth-Individuals (UHNWIs — individuals with a US$30 million net worth inclusive of their primary residence) grew in 2020, increasing by 10.2 per cent from 2019.

Buoyed by Singapore’s attractiveness among family offices, it was observed that both foreign and local homebuyers were looking to penthouses or units with more than 3,000 square feet. Fuelling this spending spree was the limited availability of newly launched penthouses, therefore, these plush resale abodes were largely sought after by UHNWIs who had a penchant for high-quality living spaces.

A total of 6,470 non-landed private units (excluding Executive Condominiums) changed hands in Q1 2021, 7.3 per cent higher than the already robust figures held in Q4 2020. Due to an invigorated HDB resale market spurred by the recycling of substantial property gains from an older generation enabling the younger to transit into the private market, not forgetting retiree downgraders, this has fuelled HDB upgraders to consider going into the private home market to enjoy a better life.

Overall sales volume was also 73.5 per cent higher than in Q1 2020. The performance of the primary market continued to be confident with strong supply-led demand. New projects that were launched in the quarter tallied up brisk sales with 3,357 non-landed new sales in Q1 2021, 31.6 per cent higher than the 2,550 sales in the previous quarter.

Stunning Performance — Core Central Region (CCR)

The late March 2021 sale of Eden at 2 Draycott — all 20 units were sold collectively at a staggering S$239 million (approx. US$180.5 million) by a single buyer purported to be a Chinese family, would affect the accounting figures for new launches based on this bulk sale. Nonetheless, there was a dip in q-o-q in CCR prices, some 0.3 per cent.

March witnessed brisk sales especially with the launch of Midtown Modern and The Atelier. Around 1,294 units were transacted in Q1 2021, higher than every quarter in 2020 when it experienced a dearth in new launches. Midtown Modern rang the till with 362 units sold at an average of S$2,774 per square foot (approx. US$2,094), bringing new sales in the quarter to 669 units or 51.7 per cent of total sales.

Wealth buyers made a beeline for penthouses with larger floor areas situated in older developments. It was recorded that 15 such transactions were made, particularly in penthouses above 3,000 square feet completed between 1998 and 2013. These were sold between S$5.4 million to S$18 million (approx. US$4.07 to 13.59 million). Most notable was a 7,266-square-foot penthouse in St. Regis that topped the list.

Rest of Central Region (RCR) and Outside Central Region (OCR)

This segment remains sanguine as figures will attest: Based on Property Price Index of non-landed prices in the RCR, the figure reached an unsurpassed high of 170.4 after a 6.1 per cent q-o-q increase in Q1 2021. The Reef at King’s Dock and Normanton Park in January 2021 where a combined total of 1,070 units were transacted helped with the spike in new sale negotiations. On the other hand, the OCR sector snagged a record high of 185.3 after a 0.9 per cent q-o-q increase.

The OCR was the only segment that saw a q-o-q decline in total transaction volume to 2,440 units (-24.3 per cent q-o-q) in Q1 2021 due to the small volume of newly launched projects. Buyer interest remained positive in existing launches, with Ki Residences At Brookvale selling another 147 units at an average of S$1,768 per square foot (approx. US$1,335), on top of the 160 units sold in December 2020.

Future’s Bright

Prices are looking at an uptick because new projects are bathing in the limelight of healthy sales in Q1 2021 as demand fuels it. Also, UHNWIs looked for resale penthouses in older projects signalled a positive market outlook. New buyers are looking forward to upcoming launches such as Irwell Hill Residences, Klimt Cairnhill, and One Bernam, all set to push prices north.

Based on flash estimates, overall private residential prices are leaning to an increase by more than 5 per cent in 2021. The primary market is geared to receive about 10,000 sales this year unless government curtailments are imposed; more buyers will also be attracted to the secondary market.

Midtown Modern

Guocoland seems to be future-proofing the way we live, perhaps, as the firm seems to be a steward of the Singapore government’s town planning needs. Truth be told, the Beach Road-Bugis Precinct is set to be more vibrant once Midtown Modern readies for its completion in 2025. Midtown Modern is part of Guoco Midtown, which will transform this precinct into Singapore’s new Midtown.

With another of its property Midtown Bay situated across the road, the combined projects will allow us to witness the transformation plan and entire ecosystem that Guocoland has in store for District 7. Up to four MRT lines based on the Bugis MRT interchange station is just a stone’s throw away, Midtown Modern is a strong proposition for individuals, young couples, and small families who love the idea of city living and the ease and accessibility to get around the island. There’s no denying that Bugis’s allure is its close access to major highways like CTE and ECP and with a multitude of malls, shopping centres, coffee shops, cafes, and other specialty stores, the lifestyle experience is further enhanced. There is also the National Library, Raffles Hospital, schools, and other major learning institutions nearby, too.

However, if going out is not your cuppa tea for a particular weekend, then fret not. The greening of Midtown Modern offers a calming oasis to soothe the senses and allow you to indulge in some “me time”, catch up on sports, enjoy a jog, work out or read a book by the swimming pool.

The verdant landscape theme will be devised by SILA-registered (Singapore Institute of Landscape Architects) firm Ortus Design where some 250 types of tropical plants will be curated to form specific zones to create spring-and-summer-like vibes across 11,500-sqm of undulating land. A lot of effort will be placed on the biophilia features of Midtown Modern – that term refers to “seeking connections in nature”.

In terms of architecture, award-winning architect Yip Yuen Hong will be creating spaces that are mindful of its surroundings. It was paramount that future homeowners would be able to enjoy striking views of our Singapore Flyer, Marina Bay Sands, and The Esplanade, so Yip devised the blocks to be tilted away from the Western sun, thereby, optimising the angle to afford stunning sea vistas from every room, not just the living room and master bedroom.

This placemaking project will be something to look out for when it is ready. It will be a brilliant showcase of how we can live, work, play and socialise collectively in one modern precinct. It will definitely be one of the more interesting architectural typologies in our social fabric of mixed-use developments.

Normanton Park

Tucked in the sylvan estate of Dover, Normanton Park will offer nine 24-storey towers positioned to surround a handful of watery facilities. Most interesting are the ground-level terrace houses with adjoining pools. These are the units that will afford the watery vistas. The project’s towers are elevated 19 metres above ground level which means units on the higher floors will stun future homeowners as they will marvel at the panoramic city-centre views, not forgetting, the leafy Kent Ridge Park and the lush southern coastlines. Fendi x Rimowa: A Prelude To A Co-branding Surge

Roman fashion house Fendi has partnered up with Rimowa for an exclusive suitcase. The German luggage maker’s Classic Cabin suitcases are reimagined to exemplify iconic traits of both brands — the signature aluminium casing of Rimowa and Fendi’s emblematic FF logos.

Suitcases from Rimowa are touted to be one of the hardiest in the market due to its use of top-graded materials coupled with the technical know-how of over a century old. That forms the basis of this new collection and it comes in two variations: black and silver.

Fendi and Rimowa are both under LVMH and in paying homage to Fendi, the exterior of the luggage is covered in the fashion house’s FF logos in a brushed effect. The interiors are lined with neoprene black lining that also features Fendi’s signature logos that are embossed throughout in a black-on-black manner. 

The co-branded suitcases will include black Cuoi Romano leather handles on both the top and the side. A leather luggage tag comes along with each purchase and it can be personalised with initials.

In recent months, collaborations have become a go-to marketing tactic that many brands have used. Aside from this Fendi x Rimowa, brands under LVMH have also collaborated with others such as the recent Summer 2022 menswear collection from Dior and its capsule collection with Sacai. Outside of LVMH, the most prominent release is perhaps the one that Gucci did by “hacking” design codes of Balenciaga.

This pick up in the number of partnerships is not new to the fashion industry but the growing prominence suggests that the luxury sector is looking towards democratising its products to a wider range of consumers. The Louis Vuitton x Supreme collection in 2017 was the cornerstone that helped propel this notion to a greater height and since then, many brands have been trying to emulate the success of what has happened.

The appointment of Virgil Abloh into the upper echelons of LVMH will probably see more of such collaborations happening within LVMH and the same is expected from other brands.

Celebrity entrepreneur Rihanna is officially a billionaire. The founder of Fenty and Fenty Beauty has a net worth of US$1.7 billion. With this new valuation, she is now the wealthiest female musician while trailing behind Oprah Winfrey as the second richest entertainer. 

An estimated US$1.4 billion of her wealth is attributed to her highly successful beauty company, Fenty Beauty, which charted a new norm in the industry, according to Forbes. The celebrated brand is lauded for offering the widest selection of shades. The Pro Filt’R foundation was launched in 2017 and is now the gold standard when it comes to inclusivity across skin tones and gender in the beauty industry.

The beauty brand was a joint venture with LVMH where both Rihanna and the French luxury conglomerate each hold a 50 per cent stake in the business. Fenty Beauty products are available online and in stores at Sephora (which is also owned by LVMH), and it was reported that the beauty line raked in more than US$550 million a year after launch. Competitors from other celebrity-fronted brands such as Kylie Jenner’s Kylie Cosmetics and Kim Kardashian West’s KKW Beauty pale in comparison to Rihanna’s brand. Forbes estimates that Fenty Beauty is worth US$2.8 billion.

The remaining of Rihanna’s fortunes stem from her fashion lines: Fenty and Savage x Fenty. The high-end fashion label Fenty was launched in 2019 with LVMH and sought to carry on the mogul’s call for inclusivity. However, the label did not perform as expected and had to be shut down — the last collection was released in November 2020. 

The Victoria’s Secret Fashion Show is touted to be one of the most successful lingerie runway shows around before it stopped due to the various controversies. And in recognising the gap in the market and the shift in how women view themselves, Savage x Fenty was set up. The brand ushered in a new era for the sector and its fashion show is a star-studded affair involving celebrities and models.

The acclaimed lingerie line has managed to raise US$155 million in funding and the brand is estimated to be worth US$1 billion. Launched in 2018, it has the backing of L Catterton (Bernard Arnault is an investor) and Jay-Z’s Marcy Venture Partners. Currently, Rihanna owns 30 per cent of the shares of the brand.

Rihanna’s roaring success within the beauty and fashion industry is no doubt a celebration of her entrepreneurial spirit. Building these businesses has, however, taken her away from music. Her last album Anti was released in 2016 and many fans are hoping for her to make a comeback. Till now, the Grammy-winning singer has yet to disclose any plans regarding her music career.
